The Problem:

Existing wood flooring is partially rotted and space between boards allows water to drain on first floor entry area. Existing wood is uneven and droops to outside edge.

The Preparation:

Existing wood has been replaced with 3/4 inch CDX plywood over existing joists. Joist hangers are installed to outside beam to stabilize balcony.

The Solution:

Magnesite is installed with a bull nose outer edge to complement balcony style. T-111 plywood is installed on underside of balcony to finish underside and eliminate visual impact of raw plywood and installed joist hangers. Cost of above is much less than installation of stucco.
